When can I move into Virata?
Virata is now pre-leasing for a June 2026 opening. Contact our leasing team or apply online to reserve your home.
How do I apply for an apartment at Virata?

Applying is straightforward. Here’s how:

  • Visit our Floor Plans page and select the layout you want.
  • Review available units and click “Start Application.”
  • Each adult (18+) in the household needs a separate email address and applicant portal.
  • Pay the application fee of $13 per adult.
  • Complete all signatures within 24 hours — incomplete applications are cancelled automatically and cannot be recovered.

Please ensure you have all income documentation ready before you start the application.

How long does the application process take?

The review process may take up to 2 weeks and happens in two phases:

  • Phase 1: Background check. If approved or conditionally approved, your application moves forward.
  • Phase 2: A compliance team assesses your eligibility for the LIHTC affordable housing program.

Responding quickly to any document requests is important — delays in documentation can slow your application or result in cancellation.

What documents do I need to apply?

Gather the following before you start your application:

  • Government-issued photo ID for every adult (18+) household member
  • Proof of all income sources for every household member (pay stubs, tax returns, Social Security letters, child support documentation, etc.)
  • Separate email addresses for each adult — each must create their own applicant portal

How do I schedule a tour?
While our construction team puts the finishing touches on our community, we aren’t able to do tours at this time. We will notify everyone once we are available for in-person tours!
Is Virata a smoke-free community?
Yes. Virata is a 100% smoke-free community. Smoking is not permitted inside apartment homes, on patios and balconies, or in any common community area.
Is Virata ADA accessible?
Virata offers accessible apartment homes and community spaces. Please contact our leasing office to discuss your specific accessibility needs and availability of accessible units.
How much is rent at Virata?

Apartment pricing:

  • 2-bedroom (943 sq ft): Rent is $1,515/month
  • 3-bedroom (1,190–1,207 sq ft): Rent is $1,750/month
  • 4-bedroom (1,338 sq ft): Rent is $1,953/month

All rents include electricity, water, sewer, and trash. Rent stays fixed for the full 12-month lease term. Visit our Floor Plans page for current pricing and availability.

Do rent prices change every year?
Rent rates may be adjusted annually when HUD updates income limits for the area. However, your rent is locked in for the full term of your signed lease — it will not increase mid-year. Any potential rate adjustment would only apply at your next lease renewal.
How much does it cost to apply?
The application fee is $13 per adult (18+) household member. A security deposit — the amount determined by credit screening results — will be due upon approval.
How much is parking?
  • Surface lot parking: Included in monthly rent — no extra charge.
  • Covered carport parking: Available for $50 per month per stall.
What lease terms are available?
Virata offers 12-month lease terms. Your rent is fixed for the entire lease period. Rent is not based on your household’s income — it is a set monthly amount that remains consistent throughout your lease.
Is Virata an affordable housing community?

Yes. Virata participates in the Low-Income Housing Tax Credit (LIHTC) program, a federal initiative that supports the development of high-quality affordable rental housing. This means Virata offers below-market rents to households that meet income guidelines — without sacrificing modern finishes, amenities, or community quality.

What is the LIHTC program?

LIHTC (Low-Income Housing Tax Credit) is a federal program created in 1986 that gives tax incentives to developers who build or renovate affordable rental housing. Communities like Virata are required to rent to households below certain income thresholds at rents that remain affordable.

Importantly, rent at Virata is not calculated based on your individual income — it is a fixed monthly rate. If you qualify income-wise, you pay the standard rent, regardless of whether you’re at the low or high end of the income range.

What are the maximum income limits to qualify?

Virata’s income limits are set at 60% of Area Median Income (AMI). Your total gross household income (before taxes) must be under the following amounts:

  • 1 person: $47,160
  • 2 people: $53,820
  • 3 people: $60,600
  • 4 people: $67,320
  • 5 people: $72,720
  • 6 people: $78,120
  • 7 people: $83,520

The limits may be adjusted annually by HUD.

What is the minimum income required?

Your household’s gross monthly income must be at least 2 times the monthly rent. For example:

  • If your rent is $1,515/month → minimum household income: $3,030/month ($36,360/year)
  • If your rent is $1,750/month → minimum household income: $3,500/month ($42,000/year)
  • If your rent is $1,953/month → minimum household income: $3,906/month ($46,872/year)
Is income calculated on gross or net pay?
Eligibility is based on gross income — your earnings before taxes, deductions, or withholdings. This includes all income sources for every household member: wages, self-employment, Social Security, disability benefits, child support, alimony, and any other regular income.
Does Virata accept Section 8 vouchers?
Yes. Virata Apartments accepts Section 8 Housing Choice Vouchers and other forms of rental assistance, provided the subsidy meets or exceeds the established rent amount. Contact our leasing team to discuss how your voucher applies.
Are there restrictions for student households?
Yes. As part of LIHTC program requirements, households composed entirely of full-time students generally do not qualify, unless specific exceptions apply (such as a household that includes a single parent, a married couple, or a veteran). Please contact our leasing office to discuss your household situation before applying.
What utilities are included in rent?

Your monthly rent at Virata covers four major household utilities:

  • ⚡ Electricity
  • 💧 Water
  • 🔁 Sewer
  • 🗑️ Trash

This can represent a savings of $150–$300 per month compared to communities where utilities are not included — making Virata’s true cost of living significantly lower than the rent number alone suggests.

What utilities does the resident pay for?
The only utility not included in rent is internet, which is optional. Virata offers community internet service for $45/month, or you may set up your own internet through a provider of your choice.
Is Virata pet-friendly?

Yes! Virata welcomes up to 2 pets per apartment home. Dogs and cats are welcome (breed restrictions apply for dogs). Virata also features a dedicated dog run for your pup to stretch their legs.

  • Maximum: 2 pets per home
  • Pet deposit: $300 refundable per pet
  • Pet rent: $50/month per pet
Are cats allowed at Virata?
Yes, cats are welcome at Virata. Up to 2 pets total are allowed per home, including cats. Each pet requires a $300 refundable deposit and $50 per month in pet rent.
What dog breeds are restricted?

The following dog breeds are not permitted at Virata:

  • Akitas
  • Chow Chows
  • Doberman Pinschers
  • German Shepherds
  • Huskies
  • Malamutes
  • Pit Bulls

  • Rottweilers
